Luxury & Lifestyle
Luxury relocation to Berlin, arranged around your household.
The home, the schools, the staff and the move, on one timetable.
The executive move
What moves with a household.
A senior move is rarely one decision. It's a household arriving on a date that can't slip.
The home is the visible part. Around it sit school places that fill a year ahead, a partner's work, staff who need contracts, and a start date agreed months ago in another country.
Ordered wrongly, they collide. The lease signs before the school says yes, or the shipment lands a fortnight before the flat does.
The engagement
One brief, one shortlist, one date everything lands on.
Three steps, run by the two people who take the brief.
-
The brief
One conversation covering the household: the start date, the schools, the staff, the areas, and what can't move. We'll sign an NDA before you send anything.
-
The shortlist, mostly off-market
Homes reached through agents and Hausverwaltungen we deal with regularly, viewed by us first. Grunewald, Dahlem, the Wannsee, Charlottenburg, prime Mitte, with an honest read on each.
-
The signature, and everything around it
We negotiate the lease or the purchase in German, then run the school applications, the staff contracts, the move & the Anmeldung to the same date.
What you get
What the fee covers.
-
Off-market first
Homes that reach us through agents and Hausverwaltungen before they reach a portal.
-
Schools and places
International and bilingual schools, applications made early, with a second choice held.
-
Staff and contracts
Household and personal staff: contracts, registration, payroll & the introductions.
-
Security of tenure
Lease length, renewal and break clauses read in German before you commit.
-
One fixed fee
Agreed before we start, for the household as a whole. Never a percentage of the rent.
Why us
How an off-market home reaches you.
We keep quiet working relationships with Hausverwaltungen across Berlin, and they answer when we call.
That's how a floor in Grunewald reaches us before it reaches a portal, and why a viewing happens on a Tuesday morning with nobody else in the room.
We tell you where your budget goes furthest before you fall for a listing it can't reach. The search underneath is our managed apartment search; the rest of the move sits with full-service relocation.
Questions
The questions we're asked most.
What does it cost?
One fixed fee for the household, agreed in writing before we start, covering the search, the negotiation and the pieces around it. Never a percentage of the rent. Third-party costs, from the notary to the movers, are billed at cost.
Can you apply on our behalf?
Yes, within what a landlord will accept. We prepare and submit the file, and we sign an NDA before you send us anything sensitive. Some landlords insist on meeting the tenant.
Rent, or buy?
Both. A lease you can leave lightly, or an address for the long term. For a purchase we bring in the notary, the tax adviser and a surveyor, and we read the Teilungserklärung first.
Can you handle the schools and the staff too?
Yes, and they're usually the tighter deadline. International and bilingual school places fill a year ahead, and household staff need contracts, registration & payroll. We run those alongside the search.
